Terms of Service

These terms apply to thomasbuysland.com and to the mentorship sold through it. ThomasBuysLand is a trade name of TJC Strategies LLC, a South Carolina limited liability company ("we," "us"). By booking a call or purchasing, you agree to these terms.
If you have signed a mentorship agreement with us, that agreement controls wherever it differs from this page.
What we sell
One on one land investing mentorship. You work directly with Thomas Cullen for a defined term. There are no assistants, client success managers, or third party coaches involved in delivery.
Included: scheduled one on one video calls, direct messaging access on business days, reviews of your actual deals, market selection and research, and the templates, worksheets, and sample agreements used in our own land business.
How you buy
Mentorship is not sold by instant checkout. You book a call, we talk one on one to decide whether it is a fit, and if it is, you receive a written mentorship agreement to sign and a checkout link. Payment is processed by Whop. We do not take payment outside that checkout.
Term and access
Term length is set in your signed agreement, currently four to six months. Access begins at your onboarding call and ends at the end of the term. We do not offer lifetime access.
Fees
The fee is stated in your signed agreement before you pay. Fees may be payable in full or in installments as that agreement sets out. Third party costs of running a land business, including software, data, skip tracing, and marketing, are paid by you to those providers and are not included.

Billing questions and disputes
If you believe you have been billed in error or that something was not delivered, email info@thomasbuysland.com first and allow us fifteen days to resolve it before contacting your bank, card issuer, or payment platform. We answer billing emails.
No guarantee of results
Land investing involves risk. We do not promise that you will complete any transaction, earn any amount, or recover your fee or business expenses. Any results described by us or by other students are illustrative, are not typical, and are not a prediction of your results. Your outcome depends on your own effort, consistency, capital, and market conditions.
Not professional advice
We are not a law firm, accounting firm, brokerage, or registered investment adviser. Nothing provided is legal, tax, accounting, regulatory, or investment advice, and no attorney client relationship is created. Sample documents, including any purchase agreement or outreach template, are examples of what we use in our own business and must be reviewed by your own attorney before you use them.
Your marketing is your responsibility
Your outreach runs through your own accounts, phone numbers, platforms, and data sources, using message content you send. You are solely responsible for complying with all laws and platform rules that apply to it, including the Telephone Consumer Protection Act, the Telemarketing Sales Rule, federal and state Do Not Call registries, state telemarketing statutes, the CAN-SPAM Act, carrier and A2P/10DLC requirements, and all real estate, wholesaling, advertising, and licensing laws in every jurisdiction where you operate. You agree to consult a qualified attorney about your marketing practices before conducting outreach.
Any description of what we do in our own business is a description of practice, not a representation that it is lawful or suitable in your circumstances.
Our materials
Our systems, templates, scripts, filter criteria, vendor lists, and training materials remain our property. You receive a personal, non transferable license to use them in your own land business. You may not sell, publish, teach, or distribute them, or use them to build a competing course or coaching program.
Governing law
These terms are governed by South Carolina law.
